Please DENY BCC Agenda item 4.C.1 West End Crossing MUPD (LGA 2024-002)

URGENT: Western Community Residents! Call to action!

The Palm Beach County Planning Department will hold a meeting on February 5, 2025, at 9:30 AM regarding the proposed “West End Crossing” development. This includes a 7-Eleven, commercial office space, and a drive-through fast-food chain at the southeast corner of Northlake Blvd and Seminole Pratt Whitney Blvd.

On January 10, 2025, the Zoning Department denied the request for several reasons, notably because the project does not align with the Acreage Neighborhood Plan. It was voted down 8-4. However, there were only 2 residents present to voice their concerns, which may suggest to others that there is little opposition to this development.

We need as many residents as possible to attend the meeting. (Wear WHITE shirts) The meeting will be held at the BCC Chambers, 6th Floor, Jane M. Thompson Memorial Chambers, 301 N. Olive Ave, West Palm Beach, FL 33401 at 9:30 AM.

If you cannot attend, please complete the petition to express your disapproval of the project to both the Planning Staff and the County Commissioners. The petition includes items of concern and the actual letter can be viewed before submission.

PBG Encroaches Further Into The Acreage / Loxahatchee

It seems to be a busy week for our community, some good, some not so good, as in this plan. Palm Beach Gardens Council will be holding a meeting on 05/04/2023 @ 6 PM for the second reading of the involuntary annexation of several properties along Northlake Blvd, reaching as far as Grapeview Blvd. The meeting will be held at 10500 N Military Blvd, West Palm Beach, FL 33410. Please attend this meeting to voice your opinion on the continued encroachment into our community. PBG plans to take additional land along Northlake into the Acreage, some that is already approved for commercial and could be part of our municipality if and when the State ever allows us our American right to vote. Although the Feasibility Study showed we would have been self-sustainable before this commercial property having been built, this would have added additional income if we do incorporate. Let your voices be heard if at all possible.

If you wish to comment on this, please do so on the web site under Community Updates, locate the thread, and click “REPLY”. Your replies via email do not get posted on the site for others to see. Thank you.

We bid House Bill 1113 Farewell.

Hello fellow neighbors of the Acreage/Loxahatchee,

It brings us great sorrow to have to bring you this news. After almost three years of hard work, hundreds of hours away from our families, we are disappointed that once again, our request to have a referendum on determining our own future, has been denied by our own State Government.

No sooner than it being discovered that our bill was dead, The City of Palm Beach Gardens came in for the first of what will be many swoops chewing away at our community from the Northeast. They have notified the County that they will be involuntary annexing the pre-approved commercial properties from the West of Bay Hill Estates to Grapeview Blvd on the South side of Northlake. There are 16 landowners of the property being annexed, 10 of them agree to annexation while the other 6 do not want it.

Other annexation news, certain Town Council members of the Town of Loxahatchee Groves have made it known over the past couple of years, that they wish to annex in a portion of land at Southern that was included in our proposed boundaries. The City of Wellington is also planning future annexations to our South and West, including portions of land that are in our proposed incorporation boundaries.

All of our VoteLox group has been working hard to try to give our community a voice. We see the writing on the wall. It will be death by a million cuts to our community, but people say we are fear mongering. As long as we sit back and do nothing, developers, surrounding municipalities, the County and the State, will continue to pluck us apart. The State is helping us be torn apart, divided….piece by piece, by not allowing us to vote and decide what we want for ourselves.

Although this is the second slap in the face by our local and State government, we will be reviewing the possibilities for a path forward. We cannot allow our community to be swallowed up even though some think and want you to believe “nothing is changing” or “leave it as it is”. Things are changing right before our very eyes and have been for several years. Our only agenda has been to give our community the right to decide for ourselves.  Shame on those that continue to spread misinformation about our efforts. We will continue to provide the facts and information as much as possible. Be sure you register your email address on our home page here for future updates. We will not give up to obtain our American right to vote.

Palm Beach Gardens Involuntary Annexation Northlake Blvd (north and south) to Grapeview Blvd., The Acreage

Good afternoon Acreage/Lox residents. I wanted to post this ASAP in order to get the word out that Palm Beach Gardens is continuing to encroach into our neighborhood. They have submitted notice to Palm Beach County informing them of their plans to involuntarily annex the north and south side of Northlake Blvd from Bay Hill Estates to Grapeview Blvd., south to Hamlin Blvd. These areas are mostly zoned commercial and would be revenue for our community if/when our community ever decides to self-govern. This is not going to stop. More info to come as it becomes available.

Bob Morgan, President
